Spray Foam Roofing for Route 66 Storefronts: Flat Roof Options in Sapulpa

Many of the older commercial buildings in downtown Sapulpa and along Route 66 have flat or low-slope roofs. Over time, built-up and membrane roofs develop open seams, ponding water and failed flashing. Spray foam roofing is one of the best options for these buildings because it creates a seamless, insulated roof and can often go over the existing roof once wet sections are replaced.

How Spray Foam Roofing Works

Closed-cell spray polyurethane foam is sprayed onto the prepared roof in a continuous layer, usually at least 1.5 inches thick. It seals around drains, parapets, vents and rooftop units with no seams, and it can be built up in low spots to improve drainage. A protective elastomeric coating, typically silicone or acrylic, goes on top to block UV and weather. At about R-6 to R-7 per inch, the foam also cuts cooling costs in buildings that bake under the summer sun.

Is Your Roof a Candidate?

  • Flat or low-slope commercial roofs, including built-up, modified bitumen and single-ply
  • Metal roofs with leaking seams and fasteners
  • Roofs that are mostly dry and firmly attached to the deck
  • Owners who want to avoid the cost and disruption of a full tear-off

A moisture survey shows whether the existing roof can stay. Any wet insulation or decking must be removed and replaced first, because foam over wet material traps the problem.

Cost and Lifespan

Most commercial spray foam roofs run about $4 to $7 per square foot including the coating, depending on thickness, prep and coating type. With a recoat every 10 to 20 years at about $1.50 to $3.00 per square foot, spray foam roof systems commonly last 20 to 30 years or more. Skipping the recoat lets UV damage the foam, which shortens the roof's life.

Things to Know

Spray foam roofing needs dry weather and an experienced applicator, since foam texture and thickness affect how well the coating performs. It is not intended for steep residential shingle roofs.
